Makarska Riviera Villas is an accommodation marketing and inquiry platform operated by Elaris Tourist Agency.

The website presents villas and holiday accommodation located in Makarska and the surrounding Makarska Riviera. The properties displayed on the website are owned and/or operated by independent property owners or accommodation providers.

Makarska Riviera Villas does not own the villas listed on the website unless expressly stated otherwise.

Our role is primarily to advertise and promote accommodation properties and facilitate communication between potential guests and property owners or accommodation providers.

2. Our Role as an Intermediary


Makarska Riviera Villas and Elaris Tourist Agency act as an intermediary between guests and accommodation providers.

When you submit an inquiry through our website, we may forward your inquiry and contact details to the relevant villa owner, property manager or accommodation provider for the purpose of responding to your request.

Unless expressly stated otherwise in writing, Elaris Tourist Agency does not provide the accommodation itself and is not the owner, landlord or operator of the villas advertised on the website.

Any agreement concerning the actual rental or use of a villa is concluded between the guest and the relevant property owner or accommodation provider.

3. Accommodation Information

4. Inquiries and Reservations

 Submitting an inquiry through the website does not constitute a confirmed reservation. 

After receiving an inquiry, we may contact the relevant accommodation provider and forward the inquiry to them. The accommodation provider may then contact the guest directly or respond through the Agency.

A reservation is considered confirmed only when the relevant accommodation provider has expressly confirmed the reservation and any applicable reservation conditions have been accepted by the guest.

5. No Online Payments


 Makarska Riviera Villas does not process accommodation payments through this website. 

No payment is required or collected through the inquiry forms on the website.

Any payment for accommodation, deposit, tourist tax, security deposit or additional services is arranged separately between the guest and the relevant property owner or accommodation provider, according to the terms communicated to the guest.

Makarska Riviera Villas does not hold guest funds in connection with inquiries submitted through the website.

6. Prices and Availability


Prices and availability displayed on the website are for informational and promotional purposes unless expressly stated otherwise.

Prices, availability and booking conditions may change without prior notice and are subject to confirmation by the relevant accommodation provider.

Makarska Riviera Villas is not responsible for the performance, quality, safety, legality or availability of accommodation provided by third-party property owners or accommodation providers, except to the extent required by applicable law.

You are responsible for checking the information provided by the accommodation provider before entering into any rental or accommodation agreement.

Before confirming a reservation, guests should ensure that they understand the applicable:

  • events beyond our reasonable control.

Nothing in these Terms excludes or limits liability where such exclusion or limitation is prohibited by applicable law.

12. Force Majeure


We shall not be responsible for any failure or delay caused by circumstances beyond our reasonable control, including but not limited to natural disasters, fires, floods, earthquakes, extreme weather conditions, epidemics, pandemics, war, terrorism, strikes, governmental measures, technical failures or interruptions of telecommunications and internet services.

Complaints concerning the services provided directly by Elaris Tourist Agency may be submitted to us in writing using the contact details published on our website.

We will handle complaints in accordance with applicable Croatian consumer protection and tourism legislation.
